The Plaza at Suwanee Station Will Donate Half its Property
for Land
Conservation. Greenspace Conservation
Project to Earn Gwinnett Youth His Eagle Scout Badge
SUWANEE, August 6, 2008 – A commercial developer’s passion to preserve
the environment initiated a public-private partnership that would involve a Boy
Scout troop, city government, and a land conservation nonprofit organization.
CBMT, developer of The Plaza at Suwanee Station, has chosen to waive the development
rights to eight acres of greenspace on the property. The designated land has
been set aside for a proposed donation by the spring of 2009 to the Georgia Piedmont
Land Trust, formerly called the Gwinnett Open Land Trust. Land conservation projects
have already begun. Recently, local Boy Scouts volunteered many hours to beautify
this natural habitat and preserve its wildlife. Additionally, an arborist with
the City of Suwanee provided consultation to promote the health of a stream bank
and its native species of trees on The Plaza’s property.
The Plaza at Suwanee Station’s park-like environment reflects the developers’ interest
in conservation and building community. Vincent Catanzaro of CBMT, said, “We’re
making a lifetime dedication to preserving greenspace with the Georgia Piedmont
Land Trust and Boy Scouts of America’s Troop 513 in order to provide an
ideal environment for people to work and play.” The Plaza at Suwanee Station
is a 140,000 square foot lifestyle business park that offers retail, medical,
office, and restaurant space for sale or lease. Built in the Arts and Crafts
architectural style, The Plaza faces Peachtree Industrial Boulevard with direct
access to the Suwanee Station residential development.
To preserve the designated eight acres, CBMT plans to partner with the
Georgia Piedmont Land Trust (GPLT), a nonprofit conservation organization
committed to
the preservation of greenspace. The organization recently changed its name because
its scope has expanded from Gwinnett County to include the Georgia Piedmont region.
GPLT Board member Dale Higdon, who would oversee the project, explained their
role would be “to permanently preserve and protect the stream, wildlife,
and natural area at The Plaza at Suwanee Station.”
Last October, the Plaza’s landscape architect, Matt Masters of SEC Planning
in Lawrenceville, shared the vision about this environmental effort with local
Boy Scout troop 513 that meets at The Family Church in Sugar Hill. Tyler Bramblett,
a 14-year old Scout who will be a freshman at North Gwinnett, selected the service
project for his Eagle Scout badge. The project included the addition of a nature
trail as well as building garden benches, wood duck boxes for the waterfowl,
bat boxes for insect control, and bluebird houses. The Eagle Board emphasizes
leadership and requires that a scout can only do 50% of the work himself. In
April and again in late May, Tyler led two groups of Scouts and adults to complete
the work. The area will need periodic maintenance, so the Scouts will return
to replace nesting material in the fall and winter.
Scoutmaster Britt Bramblett said, “I am proud that one of our scouts, Tyler
Bramblett, was able to carry out his Eagle project at The Plaza at Suwanee Station.
Troop 513 looks forward to a long and lasting relationship with the Georgia Piedmont
Land Trust as we maintain the project area for years to come.”
Tyler added, “It's awesome to complete my Eagle project with the help of
not only my fellow leaders and scouts, but my true friends. It’s good to
know my Eagle project isn't a project just to get it done with and move on, I
know it’s going to be there for a while and help the environment.”
In addition to the acreage to be donated, The Plaza’s property includes
a stream bank and other greenspace. The City of Suwanee approved work along the
stream bank to remove all non-native and invasive species of trees to promote
the health of existing native trees. To attract birds along the stream, 400 fruit
bearing shrubs were planted, and 43 more trees will be planted in the fall. In
order to create an arboretum, an assortment of high quality elm, red maple, and
bald cypress trees were planted throughout the property that are 20 feet high – superior
to the 12 to 14 foot industry standard.
Individuals working at The Plaza at Suwanee Station as well as visitors
have
expressed appreciation for the developer’s emphasis on the environment.
Connie Jeon of elements™ diet and fitness explained, “Preservation
of nature is important to me. Vincent and his team have managed to set forth
all efforts possible to preserve green land and make a beautiful park for the
businesses here.”
Dr. Ronald Perry of Gwinnett Urgentcare commented that his patients also
benefit
from the peaceful environment, “A person’s overall experience starts
when they pull into the Plaza at Suwanee Station’s nice tree-lined drive.
The atmosphere is very calming and upscale. That experience sets the tone for
the type of care they’ll receive from us as well.”

Mixed-use takes off – Finding
a
wealth-building
opportunity
in
Gwinnett
Live, work and play-the growing trend of mixed-use developments in commercial
real estate offers the advantage of needed services, shops and leisure in one
location. Rapid growth in mixed-use commercial projects also offers a unique
advantage to business owners and investors seeking ownership in these popular
locations. “Mixed used developments create more activity because of so
many different users,”says Olga Teseniar, managing broker at Vici Real Estate
in Atlanta.“A steady flow of families who come over to have dinner and
go shopping offers more convenience having everything in one location. This creates
added exposure for tenants.”
Location, Location, Location
Investment in office and retail ownership involves more than just owning the
space. It’s also important to consider strategic location. Look for an
area with high traffic counts and in a visible location.

The Plaza at Suwanee Station is the newest example of the work, live, play concept.
It is a new development by Catanzaro, Bowers, Morris and Teseniar, LLC (“CBMT”),a
private, entrepreneurial, market driven real estate company specializing in development
of high-end retail, office, medical and mixed use properties in the southeastern
United States, with a focus on the metropolitan Atlanta area. The Plaza at Suwanee
Station covers more than 140,000 square foot of mixed-use development including
79,800 square feet of Retail,23,800 square feet of Office and 36,400 square feet
Medical Center.
“
Commercial business condominiums have been on a dramatic upward trend in greater
Atlanta,”says Olga Teseniar,“Now physicians,business owners and retailers
are moving into these spaces as well, many of them are choosing to purchase space
instead of using a traditional lease”
Our clients are Gwinnett Urgent Care, Atlanta Laser Clinic,Three Mentors financial
advisors, Sugarloaf Medical Internal Medicine, Diet and Fitness Elements for
Women and number of upscale restaurants and retailers.
The Plaza is strategically positioned in North Gwinnett County,a county dedicated
to the promotion of small business owners and entrepreneurs for several decades.
This support has created a local market with the strongest culture of ownership
in the state of Georgia, and quite possibly the best real estate market for this
product in the United States. Gwinnett County has 726,723 residents, up more
than 138,000 from the 2000 census and 400,000 new citizens are forecasted between
2000 and 2030. The Plaza at Suwanee Station is located on Peachtree Industrial
Boulevard (1300 Peachtree Industrial Blvd., Suwanee, GA 30024), a four lane divided
highway with a traffic count of over 45,000 cars per day. Additionally, The Plaza
at Suwanee Station is a quarter mile south of McGinnis Ferry Road and a couple
miles north of Sugarloaf Parkway, two of the major routes connecting Gwinnett
County to North Atlanta.
This is an excellent location with very high demographics and traffic counts.
Additionally Suwanee was recently voted as one of the top 10 places to live by
Money Magazine.
The Plaza at Breckinridge,is also a new project that offers a unique opportunity
to acquire investment grade retail/office real estate, it is located at 3550
Breckinridge Boulevard in Duluth. The project contains approximately 24,748 sq.
